Why is Stand alone Public Liability insurance for landlords so hard to get? I have contacted a number of so called specialist landlord insurance brokers to quote for public liability insurance but they will only do it as part of a package combined with either or both buildings or contents.

My problem is my properties are empty so there is no contents, they are also flats so the the freeholder has arranged the buildings insurance which only has liability cover for communal areas and not inside the flats. 

Surely I cant have been the only person to want this? Ideally I would like a policy to blanket cover all the properties I own.

Often the kitchen units comes under contents not building insurance along with the carpets.

I guess they do but as my properties are flats it seems the kitchen units are covered under the block insurance. I know this as the block management Co replaced one of my kitchens due to a water leak.

But we then come back the same problem there is no public liability cover within the flat.

So it appears I may have to take out unnecessary & therefore more expensive contents cover to get a element of liability cover which is ridiculous.

Think about this 

How many leasehold flats are being let out in breach of freehold conditions!?

If as I suspect most leases have letting restrictions, the freeholder is hardly likely to have a block insurance policy which includes LL liability issues!!

FOUND SOME AT LAST

Finally managed to find a broker who will provide stand alone Public Liability insurance that is suitable for flats.

The company name is Versatile Insurance

http://www.versatileinsurance.co.uk/

It worked out for me in the region of about £60 per flat per year which I though was very reasonable with 2 million cover.

You have to give all the usual info and location of the properties so that figure could go up or down depending where your property is etc.  

I did find out one useful bit of info which is you can get public liability for the inside of flats sometimes added to the block insurance for little or no cost. This is unlikely to be agreed for big blocks but for smaller blocks or ones you own a share of the freehold it may be the way to go first but make sure you see sight of the policy to check you have got the cover needed.
