Let get straight to the point, i am looking to move into agent rented property, previosly i was renting direct with landlord all bills included and landlord did not want me to use his address for post so i had my letters sent to virtual address and then re directed.
Current credit score is 522 this is for loans and i know landlord reference may rate a bit higher if i am correct ?
Also there is a ccj from 2014 although i am going to challenge this as wrong amount and court form had errors
Last address and bank statements will have different addresses ?
I am earning around £30k as property maintenance contracto, property i am looking at is located in ashford kent for £825 pcm. As far as deposit and first month rent + fees is not an issue and i will be able to pay monthly rent without a struggle.
I can provide letter from previous last landlord for over 3 years to show rent was paid on time and if it comes to it a guarantor with 30K salary can be added.
What is best and affordable way to proceed, i would prefer to use my own references and await your expert response ?
As what i dont what to do is spend £500 with agency only to be told its not satisfactory and money wasted.

Did you know that you can put an NOC on your credit file? An NOC is a Notice Of Correction. This doesn’t affect your score but allows you to notify those looking at your score of any comments, for example as far as I am aware you could let them know you are appealing a CCJ.
We do offer a service called the Tenant passport where you can reference yourself but we do always recommend checking your agent is happy to accept as they may still insist on their own referencing. This can be fund under the Tenant Services page.
It sounds like you may be self employed? This can sometimes be the most difficult part of applying for a property as it can be difficult to prove income, submitted accounts will often be for the last tax year and don’t always give indication of current earnings. Bank statements can help show deposited funds in this case and put applicants in a stronger position.

Hi Thanks for your reply am still struggling to rent a property many agencies are saying the only way i can proceed is to pay 6 months upfront i had account with checkmyfile.com and renew subscription i will also look tenant passport service and look forward to any other help or suggestions would be much appreciated.
