A Tenant Referencing UK landlord member has recently shared their story with us regarding a rogue tenant they've uploaded onto the database, that we'd now like to share with you here: 
 
 
'This tenant was always late with her rent. When she moved in she had 3 children and one on the way. Unfortunately the baby was still born and one of the children went to live back with its father which meant she was no longer entitled to a 3 bed property but, instead of doing the decent thing and moving to somewhere she could afford, she stayed, leaving her grandfather who was her guarantor to keep picking up the bill.
 
Then, when it became intolerable for us, I issued a Section 21 and she did not move, the Council, Citizens Advice and Shelter advised her not to move until she was told to by the Courts. I wrote and complained to the Council and low and behold they moved her before the Court date. She left leaving the place full of **** ******* **** **** ******** ******* ***** **** **** **** ***** ******* ********* ******** *** **** ****** ********** ************ **** *********** ************* and needing cleaning and redecorating with various items damaged.
 
The stupid thing was that when she left she went back to the agent that she had previously come from (Nina's Estate Agents), who didn't bother to reference her at all!
 
This is why I now use TR Lettings to advertise and let my properties, as their referencing procedure is second to none. And I will be using their specialist DSS Rent Guarantee Insurance for all my tenants on benefits, as soon as its live.
