As a near pensioner I am back in my cab having to work longer hours because I have two tenants that are in arrears with the rent, these tenants do not seem to understand nor care that the rent that I get from investing into property to give them a home is part of my income and when they do not pay I have to get back into my cab and work to make up the shortfall and effectively give them a free overdraft and in some cases if the never pay their bills for them all together.
The real shame of course is that I, unlike them, have no option because where they can almost pick up and leave without recourse (which of course they will not do while I have to house them free) whereas if I evict them without a court order which in turn would cost me a fortune to obtain, then I not only incur massive costs and lose my income but possibly my liberty too. What a very sad position for those who have tried to better their pension pot and incomes to be treated like this when others can steal it away without penalty.
This Government should be ashamed at allowing this to continue, but what is more shaming is that landlords, letting agents and all our associations seem to be just as indolent about stopping this happening as the Government and here is why; I read in a post this week that Landlord repossessions were up 7% in 2013 to 33,000 and that the large majority of the problem was through rent arrears, yet in this post there was no mention of LRS and how it is an almost free cure to this problem. Several weeks ago I read another post from landlord action about how to not take a bad tenant and again no mention of LRS and over the years I have read lots of articles from the RLA, NLA, ARLA who in pretending to try and protect their members from taking bad tenants and yet all have failed to mention LRS in their articles.
The mortgage companies who have the 33,000 repossessions are still not telling those taking out new mortgages about LRS. What proportion of the 33,000 landlords that were repossessed used a letting agent that did not use or tell their client about LRS. The clear fact here is we are committing hari-kari by taking bad tenants from one another and all because we are not using and promoting the very instrument which can protect us all and that is LRS.
We are the proverbial dog sitting on a thorn and howling because we are too lazy, stupid and inflexible in our ideas to get off of it. I have been a member of this web site for over 2 years and although it seems to be growing I have been amazed at the percentage slowness of its growth versus how many landlords and agents there are. I thought that after I first joined following meeting Paul at the Barbican and he said “I don’t need to sell LRS because when I tell people that they can stop taking one another’s bad tenants for free, they just join and why wouldn’t you? Why wouldn’t I indeed; so I did and never questioned the logic of doing so. However, when I read an article last week that if the NLA, RLA and LRS put all their members together they would not make up 4% of UK landlords I thought what a utter bunch of narrow-minded losers we all must be seen as by others. Landlords standalone while bad tenants, their associations, councils housing departments, the CAB, Shelter and everyone else who wants fame and fortune at landlords despair reigns blows upon us all time after time and some do nothing to put the LRS helmet on to protect themselves.
LRS has given landlords in this country the best thing we have ever had to protect ourselves from bad tenants, and as a landlord for 35 years all I have ever heard is “wouldn’t it be great if we could share information on our tenants together and keep the bad ones out” yet now we have had it for 4 years less than 2% have joined LRS. Paul Routledge has given the landlords and agents of this country the best weapon to fight tenants and anti-social behaviour that we have ever had, he has given our associations a tool to protect their members, he has given letting agents a weapon to get better tenants for their clients and he has given all of us the opportunity to join together as one to protect ourselves and done it almost free of charge. The forums are a wealth of free knowledge to us all to share our experiences and when we use these forums we have a voice to have our say about our profession, they show we care and work together to get better.
That is why I am on this bombast because to my utter amazement, and as is always with human nature, I think we have failed this not only this website but also one another through laziness, greed and opinionated attitude and I despair at all those around us who profess to protect us but do not promote LRS because LRS being free might stop them getting a slice of the financial pie. A message to those who are being told LRS is illegal, stop listening to your stupid agents, associations or others that are simply bull shitting you simply to stop you using LRS!. You are being conned and manipulated because they want you to use their inferior referencing products. They don’t want you to unite because alone you are weak when together you have strength.
I read that a media website called whatsapp is being sold to face book for $19 billion and has over 1 million new members a day joining to gossip. 1 million people a day! Yet landlords in this country that are getting ripped off and legislated out of business everyday still do not flock to join or pass on a free site that helps them with bad tenants. They do not tell their agents to join so they do not take bad tenants and this is nothing but pure madness. But, never has a saying been more apt than “we reap what we sow” and last year another 33,000 landlord’s reaped repossession. Whilst hundreds of thousands suffer arrears and yet LRS still remains the country’s biggest secret – hell you couldn’t make stuff like this up.
The answer to this problem is easy – pass the word. Please do me a small favour now and help a now semi-retired London cabbie who just wants his rent paid so as to enjoy his retirement. I just want to get my rent and not take another one of your bad tenants. So, please take the URL from the top of this web page and send it to everyone you know that is involved with lettings, like your local associations , councillors, your letting agents, family and friends, postman, doctors and even your mortgage company, let us get LRS viral and then at least I can tell the two tenants that I have that are freeloading that if they don’t pay up with me they are not getting another property with me or the other 1,000,000 of my fellow landlord and letting agent mates on LRS.. That is a very powerful message to send to every tenant in the land.

LRS not only encourage better understanding, communication & relationships between landlords and their tenants but they have helped many of my good tenants who have or had poor credit or no credit history at all access decent accommodation – before LRS I would have turned them away and I actually heard that many of those I couldn’t help went on to suffer at the hands of bad landlords in the area
And my voids are zero.
Question: How many of these landlords don’t actually realise they ARE landlords … and what’s the percentage of MPs who are landlords? Thought I saw something about that in the news this week.

Fantastic post and a real cry from the heart for all PRS LL to do the sensible thing and use LRS
I feel such will fall on deaf ears!
Therefore we have little alternative than to use RGI and avoid all tenants who cannot have RGI on them or their guarantors.
This is what Fergus Wilson; the biggest PRS LL in the UK has decided to do.
Doing so will exclude HB claimants and will leave councils with the housing problem.
I will also give good tenants with bad credit a problem when they cannot get RGI. What the councils do not realise is that those tenants who have created a good track record of tenure actually benefit from LRS. I think London has summed up the ethos of it all perfectly.
I now know why I always engage in conversation with London cabbies they are wise old owls.

Further to our telephone conversation on Tuesday of this week, I can now confirm that I have looked at the website http://www.landlordreferencing.co.uk and I have also sent the link to my colleagues at Xxxxx District Council, the NLA, SLA and RLA for their views. We are not able to invite them to speak at the landlord forum.
I am sure that you will understand that we have to be very careful about which organisations we invite to the forum. All previous guest speakers and those in the future are either representatives from the Local Authority or other official body, or from a company which has been endorsed by one of our partner Landlord Associations.
I can recognise censorship when I see it.
Well said Londonlandlord, as you know not all lettings agents feel this way. We use LRS as standard on our referencing, but I fear our competitors in our area do not. Its also true that some, not all, letting agents are so far up their own ars*s as far as tenant selection is concerned, as ‘It never happens to them’, and that as professionals, they dont need to be vigilant.
Well, as an agent of over 20 years plus experience in this profession – wake up and smell the coffee – you do!

Well put London Landlord – I have used this site almost since it started and I have reduced all of my bad tenants and non payers to virtually nothing. I did not bother to renew my subscription to the Association I was using as I felt all they wanted was my money and were not acting in my interest – maybe, when I see them join LRS, I may consider re-joining.
