Howdy all!

I've recently returned home to London from the States, with the intention of investing in property again-when I came across this website on Facebook. Intrigued by what I read (& also slightly worried about the legal implications) I decided to call Paul Routledge direct & after an hours chat with him I signed up.
Since then I have been exploring the site and now feel compelled to tell the world that this website is just the coolest idea ever! A "Facebook-style" site that brings landlords & letting agents together on a local AND national level-where we can tell one another about our tenants history & especially lousy experiences (because we have all had a few);  truly awesome!

 
After 2 hours of signing up I then received a doohickey entitled "Tenant Alert".
My first reaction was “WHAT”???!!! I'd just received an email from a company that had not charged me a dime & was now notifying me of a lousy tenant that was looking for a new apartment in my local area, that had left her last landlord in stinking circumstances that day! Double awesome!!

I have to say my jaw dropped at the idea of joining a website & within 2 hours of signing up they're telling me about lousy tenants in my area, after just leaving their last property!

 

But then I thought to myself; who the hell isn’t a member of this website? and if they're aren't WHY NOT? 
I then asked Paul how many letting agent's use lifestyle referencing & he told me just over 2,000+ Letting Agent members are registered.
I thought "that’s pretty good"-but after a bit of research I was actually a bit bummed-out!
If you are a letting agent & there is a free system in place that can warn you of lousy tenants looking for property in your area before they even get to you-2000+ LA's out of 30,000 just isn't enough is it? 
So why wouldn't an LA in the UK NOT want to join this website, even if there was only a 1 in a million chance of not taking a lousy tenant if they came to them?  My guess is it's because it stops placements of tenants that’s bad past won’t show up on traditional systems that’s why.

And a choice between caring and commission-well,what a dilemma... ... ... ... ...!
I hope I'm not the only one out there (?) that still thinks that caring for your clients is of paramount importance in any business.
I will now refuse to use an LA that’s not a member of Landlord Referencing because if they know about it & haven’t joined they don’t care, do they? 

Good luck Paul & co, I'm a true fan now! Wink But I just have to say; that to keep the service free makes you a lunatic!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

If there is a LL or LA that doesn't sign up to your website they are even crazier than you! OR just downright lousy agents / landlords and deserve all the garbage tenants they can get!

We are constantly adding and getting better deals in our sponsor products so try them all profits go back to keep the network growing thus making us all safer.

I think the main reason letting agents and many landlords don't join this site is because the owner is an egotistical and badly behaved fool, why would we trust our records to some one like that!!!

Hi Maters & Co,

I am sure you have your reasons for saying that and maybe you would expand on your thoughts so we can share your reasoning.

Unfortunately, at fear of seeming aggressive towards your opinion which would probably lead to you trying to use whatever I say as such, your opinions are not those of our members who benefit from our services, free of charge, every day without question. 

We are still getting a steady flow of hundreds of Landlords and Letting Agents joining every week from every area of the UK and the Network is getting stronger, which is making us all a bit safer and we do it all for free.  As I say, please expand on why you feel this way because if your feelings are justified and you have a real complaint or issue, we will work to try and make things better for you.

However we have been the subject of constant attack by others such as bad tenants and disgruntled competitors and of course we understand that is the nature of some people to put others down in order to make themselves look better or discredit something which is good to hide a bad agenda but these people always expose themselves for what they are.

I take many 100s of calls from Landlords  who (some in tears) are distressed because they are losing their income or pensions and their properties are getting trashed by bad tenants and they have no where else to turn and to date for nearly 2 years I have answered every call and given my time trying to help landlords and fledgling letting agents without taking 1 penny from them.  

So I would be interested as to why you think the way you do about me and your justifications in doing so, so please feel free to call me personally on 01934 645237 or pop into our offices in Weston super Mare for a coffee and a chat so that, without pre-judging me before even meeting me, you can do me the courtesy of judging me post meeting me.

Egotistical ? A person who is only concerned chiefly or only with themselves and their advantage to the exclusion of others. That can hardly be said about either Paul or this website.

Bad behaviour? I have been a member of this web site and met Paul and the others at shows and have never seen him or any of them be rude or discourteous to anyone and as too being a fool, well! someone who has the foresight to do what he has done to help us and do it for free can hardly be repaid by being called a fool.

I suggest as said, your posting is that of a disgruntled competitor.Yell

I am truly gobsmacked that someone could turn around and say this about a man who has obviously created this website to help people - and for free!

I used to own my own home but have now been forced back into rented accommodation and have been now for 5 months.
I trust my details whole heartedly on the site. Why would I need to worry, when I treat my rental home as if it were my own? And my landlord and I have a great relationship.

People need to think before they speak, especially about something they clearly have no clue about.
And as for Paul, well I have never met him before in person but have spoken to him on the phone and he actually gave me some really good advice when I was having troubles.

I see a few people disagree with my posting which is fine thats their opinion provided they are genuine and not just planted by the company although I have seen very little other support from the hundreds of so called members supposed to be in this scheme.

 

As to being a disgruntled competitor quite the contrary we operate a large private letting company for a few major investors and have seen little to impress us here.

 

Even the owners picture is a clown.

I would love to know which "private letting company" you work for? So I can avoid it at all costs!

If you value a personal grudge against someone as a higher priority than your clients investments & tenants safety  then I'm sorry but (speaking for the majority) we couldn't give a **** .

I see you have chosen not to tell us who you are or have bothered to contact me to discuss the problem you seem to have, I think we all know who you are and what your Agency is called but why don't you tell us so we can have a grown up debate about your issues.

With regards to your investors I hope your referencing techniques are more transparent to your clients than your hidden profile here. you can try and put us down and say we have no members etc for whatever agenda you have but I think even the most sceptical person can see that we are growing bigger and better every day and protecting more landlords & agents from bad tenants. £50,000 + in tenant alerts this week already.

It is up to you if you dont want to join to add a layer of additional protection to your clients but rubbishing us for no reason just makes you look very spiteful,vengeful and very unprofessional. 

I am glad you like my profile picture and find it fun,  quite a few members have commented on our video it gives us a human face to what is a very important and sensitive business. we could choose the internet automation way like others, but we are creating a community that Networks to protect one another rather than a automated black list and adding a touch of humour makes people a bit more comfortable that we are not faceless.

 

I hope you have rested your case now as unless you contact me your remarks on here will be seen by not only me but every other person as an x competitor chewing on those sour grapes.

Firstly my private investors with Maters rely on good quality referencing services and have done so for many years and certainly have never needed such a service as you offer so I have no wish to telephone you as I merely put my point across as to why I believe many professional letting agents and landlords have not joined you is because the owner is and I quote " an egotistical and badly behaved fool".

You have sent me several notices to join you even though this has never been requested and I have never asked to go onto your mailing list also I have seen you at an exibition, I was not impressed then and I am still not now.

I could not offer a service run like this to my clients and as to you adding humour to your site this just confirms my opinion also as you obviously have my details on a list you may have purchased please feel free to contact me and I will address my concerns much clearer.

Hi Maters,

I think every one can see who you are and what you are trying to do your entire rant is that of Johnathon rule again! We have followed your IP address BT 86135238 which you are already listed on 5 different black lists for obvious remarks and spamming you have made in the past.

Maters & Co does not exist on any register or come up as a letting agent across Google.

We have never emailed any company called Maters & Co and we do not send spam emails unlike our competitors, simply we don't need to our members join us through our advertising and word of mouth and we are currently getting 100s of members joining us constantly. The traffic through the web site has commanded over over 78,000 visits from landlords and letting agents this month so far.

With regards to your final paragraph, to make a statement like that means you have no idea what we do or who we are or as I suspect you are a reincarnated Johnathon rule.

 

With regards to the show you say you saw us at, I can only assume you are the Company that was asked to leave because you did not have a stand but tried to hawk and peddle your wares in handing out brochures to unsuspecting landlords who had them thrust into their hands.

As a good friend of mine said to me privately upon reading you comments herein. "The web is a vast abyss yet the people therein are very transparent no matter how many ghost posting they make". So again I ask you to go on about your business and hope you have a safe and profitable future in letting.

I do not wish to be rude or sound contentious but I do believe that if you don't like what we do please don't visit our site again and cease posting your vile unfounded assumptions on this forum a forum which is for decent property people that care about one another and their industry.

Paul, I can never understand why you waste so much time replying to negative posts such as I have just been reading - and if the prat who is moaning is reading this I would say that we are all hardworking folk who don't spend all day reading/replying/Commenting on every single post. We get on with life!! We are all out there, believe me!!

Paul, just let him(or anyone else with his mindset) prattle on - eventually he will get bored and move on!! Do we need his sort anyway??

Dear Admin,

Thank you for you last rant as you call it.

I will have you know Maters & CO was established some 17 years ago and operate a Private letting and facilities management for three fund managers and this means we manage a considerable amount of investment property we do not manage investors properties outside these designated funds and therefore have no need to advertise as fortunately we do not require further customers.

 

I have absolutely no idea on the rest of your posting nor want to get involved in any of your petty disputes and I am happy to see your site is expanding but I still stand by my original posting as to why I think several lettings agencies and landlords have not joined you and you have not changed my mind on this.

 

I made the point that I could not offer this service to my clients and I am still of that opinion and as to your assumptions of my being a disgruntled competitor because I met you at a recent exhibition remains a mystery!!

 

As to your point about me posting a vile unfounded assumption I feel you have justified my comment via your response however I will take your advice and not visit this site again nor will my company join your site however should you make a success of this business venture and we see it has a beneficial need in our industry then at that time we will alert our fund managers for them to access its value as a service.

I have for along while been telling LA's to get lost they don't do anything i cant do myself especially with the help of this "CLUB" LRA. Ive been a member since day one when Paul called me it was done job from then on. As, has been said why would anyone not join. I have a little TRICK i use when i get the call " i would like to view your property"  i say, sure whens conveient and can you send me your FULL NAME D.O.B & NI, many i never here from again WHY because they KNOW what im doing. Hi Bob,

Thanks my friend, I hope all is well with you.  It will be 2 years this June that you have been a member (we will be sending you a gold watch at this rate).  I understand what Jane is saying in that I should not respond but I suppose I always try and see if we can better our service to help protect our members so I don't understand the mentality of people like the chap from Maters and just try and find out if we can help him.

It flabbers my gasp as to how he can comment on my company and personality when he has not met me or ever bothered to become a member?.  I don't think his type understands we and our members lose absolutely nothing by him not joining us. It is his clients who are the losers when he doesn't explore every avenue to protect them. I would love to know what they think!

As you know, we have come across this form of attack on LRS previously through LinkdIn and even the Eevening Post although I had the offensive message removed before you could see it. Next time I will copy/paste it to you before reporting it.Laugh I appreciate why you rebutt evry attack because to do otherwise would lend an air of credence to the post.

 

May I make a please to certain members of LRS to stop attacking Letting Agents. We do not tar ALL landlords with the same brush because of one or two bad landlords and I would be grateful if the same courtesy would be extended to agents.

Ha Ha NO! you keep removing them I don't have time to answer them and as Jane say's probably shouldn't, but as you say if you don't answer the lies get to be believed. How does the saying go "If you throw enough S##T at the wall some of it will stick".

I understand your emotion about some putting down agent because the have had a bad experience and I say to all landlords, a good agent is worth their weight in gold if you don't want to be hands on or lack experience in the letting business. lots more in this post. new clampdown on Stamp Duty avoidance by home buyersommunity-forum/agents-not-securing-deposits/
