Here at Tenant Referencing UK; we daily have our lovely member landlords and letting agents praise and say how great our services and staff are, however this often goes un-noted and missed and future users and members don’t see why they should be using us!

So this is a new feature on our forums for feedback and recommendations by our members! Feel free to comment below with any experiences, feedback, or star staff that dealt with your references!

I have now used the serviced referencing this week for the first time as I am now living in Spain 6 months of the year. I can’t believe yet again you guys found out that the tenant had a previous bad history and that her family credits she relied on and was receiving to pay the rent were not due to her.

Living abroad I love the new property management tool where I can register my gas safe certificates and get emailed on their renewal is a fantastic service, Paul you are mad to give it away free, but if I don’t need to pay you can be as mad as you want Laugh

Well, you can't get better than this:

I actually got a refund from Tenant Referencing because my prospective tenant failed the financial check!!  The referencing didn't proceed to current landlord check, employment verification, solvency evidence etc so the very nice people at Tenant Referencing told me they'd return my money.  I didn't have to ask, the refund advice came by way of an email to say that it had already been done.  Whaaat???!

The tenant didn't know about a very recent CCJ that had been issued only 2 weeks prior to the Tenant Referencing checks.  The prospective tenant had more than an adequate salary to cover the rent and he had no hesitation in providing his current landlord and employment details for them to be contacted.  He was given the opportunity to come up with a guarantor for the initial AST and was offered the chance to be referenced again in his own right four months down the track to release his guarantor if he'd got to the bottom of the £800 CCJ by then.  Nice chap - but nothing more was heard from him - so it's been back to square one for me with the tenant finding.

I haven't therefore lost any money on what turned out to be an unproceedable tenant.  Money's back in my pot for me to spend on the next suitable tenant applicant's referencing.

Wow!!!  It means you get a very well-checked out tenant or you get your money back if they fail. 

Can't get better or fairer than that, can you?

I have just had a flat trashed by an out going tenant. Their history did not show up on their references or their credit checks five years ago. Their new landlord did not contact me for a reference but when I contacted him he could not believe the damage they caused to my property and is now very worried. They were not on Landlord referencing but they are now so hopefully they next landlord will be aware of what he is taking on.

So there is only one way to protect ourselves as Landlords and that is to join LANDLORDREFERENCING.CO.UK. by working togerter we can protect each other and have less ASB and MORE safer streets.

Thank you for your great reviews and support but the truth is that it is you guys that make it work.

This country is going through major changes in the PRS and it stands to reason that referencing needs to follow suit and after 6 years now and a data base that is growing exponentially every day and with our future data sharing with Equifax it is just a matter of time before tenant histories here at tenant referencing UK become the rule rather than the exception.   It really is a no brainer that having a platform like landlordreferencing.co.uk where we can  all share our data and experiences on our tenants means that a problem shared is a problem halved in the future.

 

Thank you all for your support because together we get stronger.

I won't be the first landlord experiencing a nightmare tenant or the last.  I stumbled across Landlord Referencing and found it hard to believe the service they offer. It's a one stop shop for all you need from signing up a tenant to all that legal stuff and the insurance which I recommend. 

After speaking to Dean from Landlord Referencing I got an overview of what Landlord Referencing offered and how I can learn from my last biggest mistake of a tenant.

The journey was seamless, from advertising on Rightmove via Rybec, I was able to vet the potential tenants before I offered a viewing of my property.

Once I selected the tenant - Lucy from Landlord Referencing took over and did the rest. The journey was seamless, they did all the referencing and credit checks and kept me up to date at all times, I didn't need to lift a finger. I also took out the insurance!

For any landlord out there looking to rent out their property I strongly recommend Landlord Referencing is the way to go to protect you and your tenant.

I ran a credit report on Friday and it didn't work properly (as my mobile broadband lost signal as I was on the train) and I had a tenant wanting to move in on Sunday. So I looked at the help and realised there was 24hr email support! Now that's service!

True to their word Landlordreferencing delivered - they responded to me email shortly afterwards and recredited my account on a Friday night! Allowing me to check my tenant's credit before he moved in.

So thank you Kenn at Landlord Referencing - I'm grateful for your help and continued support. I recommend the service to everyone and will continue to do so - perhaps you should link with trustpilot reviews to allow others to do the same?

Don't take another bad tenant and keep making money - this website gives me a massive advantage - as long as we all contribute.

A first class service at the best price in the market for serviced referencing and my RGI & Legal Insurance

If you do not use this website to share tenants then you should not be a landlord or letting agent because if we share our data we reduce our losses and in a increasingly property rental market we all need every tool we have to support ourselves and one another.

A fantastic job done by Paul and his team and I hope you keep growing because your growth and success is our Armour for the future.

Thanks Sharon,

The new management system is being used by members now and it is keeping them safe from forgetting their gas safe and smoke alarm check renewals etc. So I am really pleased members are using the system to keep them legally compliant and their tenants safe.

We are just finishing the last pieces to the management system with the launch of the tenancy agreements which are being created off the back of the tenant referencing and members will then be able to  print them off or send them to the tenant for signing, a really helpful tool for members.

We are also finishing the new electronic rent ledger that is created when a AST is generated so members can keep track of their rent payments. The system will even email the tenants if they are in arrears warning them that their tenant history is showing a deficit which can be seen in real time by other members who are referencing them. What a great deterrent to tenants that don't pay their rent to show them that their history will show a rent deficit in their history in real time to every other member that references them?

I am indebted to Dean at Tenant Referencing for so patiently guiding me through the LRS process and answering my questions.

I am the least technical person in the world and he helped me to overcome the problems I was having. Patience and good humour must be in his DNA.

I used tenant referencing for the first time recently and my experience is wholly positive, very fast turnaround times and great customer service skills; Gemma looked after things brilliantly. 

I have no reason to look anywhere else for tenant referencing and RGI.

I have just used this service for the first time as well.

Many thanks to Kenn and Jamie for guiding me through the process and for the great care they took in completing the whole process. It seemed complicated at first but when Kenn and Jamie went to work everything fell into place and I felt that I was been well looked after and kept up to date with phone calls from them everyday.

Thanks to everyone at Landlord Referencing I have got a tenant properly referenced and a RGI to back it up.  Happy Days
