Tenant Credit Referencing –
Is there any reason why I should bother?
And is there any point in travelling down this route when I can use my own experience and instinct?
Well actually there is and I believe it is a fundamental tool to your Letting Business.
Personally I would never consider entering into any Tenancy Agreement with a prospective Tenant until I have carried out Tenant Credit Referencing through Landlord Referencing (provided by Experian).
We are able to provide both an Instant Report with an immediate answer of less than 2 minutes, or alternatively a more Comprehensive Report which will take a few days longer as previous Landlord and Employer/Accountant references are required before receiving a response from Experian.
The initial bonus of our service is that we do not charge an annual subscription fee, or membership fee to perform a Tenant Credit/ID check; the normal £152 Experian Annual subscription charge simply does not exist with our service. You only ever pay for the service as and when you require it and for Letting agents who may require references on a more regular basis we are able to open an account for you.
Otherwise you can pay by credit card for your searches when required.
Once you have registered for our service you are able to carry out either an Instant Report or Comprehensive Report. Another beauty of our service is that if you are not comfortable in submitting an on line search, then a quick call to us on 01934-645237 will ensure that either myself or one of my colleagues can carry out and take payment for your search.
An Instant Report will give you:
The charge for this service is only £16 including VAT which is a minimal amount to ensure you do not ever take on board a bad tenant.
For the Landlord or Letting Agent who requires a more comprehensive reference this is available for £28.50 including VAT. For this service you will also receive a written reference from their previous landlord (invaluable in my opinion) and a written reference from their Employer or Accountant if they are self employed.
