Q:  Can I move the tenant in the same day.

A:  If you want to move your tenant in immediately and are happy to accept that they will get a positive reference, we suggest that while applying for the references you get a min of:

3 month’s proof of income via payslips or bank account, to confirm income.

3 month’s proof of rent mortgage payments via rent ledger/book/receipts or bank account, to confirm monthly/weekly payments.

Right to Rent you will need to see a copy of your applicants- ID Passport from EU country, or driving licence UK or ID card if other proving the right to reside in the UK and to confirm the right to rent in the UK.

Remember you must make sure to take copies of the documents and get your applicants tenants consent. You must apply for the written references from the employer and previous landlord to verify that the tenant is in full time employment at the wages stated and had a prior positive tenancy. You will need these in documents in the event of a claim.
