I had a long conversation earlier today with a fellow Landlord and Member today who had just advised me of a tenant leaving her property abruptly.

During the conversation she advised her disgust when checking the property a few days later she discovered that her "model tenant" had left her a surprising package…………a good supply of soiled nappies, which made me think what is the most interesting or disgusting thing that a previous tenant has left at one of your properties ?

Wendy Evans-Scott • A swarming army of fleas! It was a hot day and I turned up to do the check-out wearing a skirt; within minutes my legs were literally covered in fleas. Needless to say, I ran out quickly, desperately trying to brush the little critters off, and did not continue the check-out until after the place had been fumigated. It was quite revolting. I was convinced some had taken up residence in my car for weeks afterwards!

 

Andrew Gunner • The worst thing I was greeted with I can only use honest terms to describe…. a shit in the middle of the living room floor!

The best thing I was left by a tenant was a flat screen TV, Hi-Fi and Leather sofa. I got hold of the tenant and he said he hadn't had time to pack them and I could keep them! All nearly new, high quality, it was a good day to work for a letting agents!

 

Richard Lambourne • I found a stunning Breitling watch left in a drawer unit. I was clearing loads of junk left by the tenant and i contacted him about the watch, he said he was back in Italy don`t bother you keep it!! Mega rich Italian student!!

 

Kirsten Pepper • Hi – this isn't the worst nor the best but more frustrating. Why oh why do students put blue tac everywhere, I get so disheartened having to charge for walls to be re painted because the these marks left behind. Oh and will all parents please teach their children how to clean.

One blood bath mattress this year wins for the worst.

 

Zac Buchan Miles & Barr Estate Agents • 10 year old porn stash! VHS included! The guy was a serious collector. The cleaner chucked them out, so I'm told!!

 

Matthew Williams • The best thing was an original demo tape from a band called Gomez recorded before they hit fame. I sold it on ebay for £180.00. The worst was only last Thursday where a tenant had left a raw chicken carcass in a shopping bag behind the sofa. I can still smell it now. And why do student tenants think irons are disposable? I could open a second hand iron shop with the amount I find left behind.

 

Sharon Ruis • I think the most amusing thing I’ve found left behind in a house was a set of metal handcuffs complete with keys, which were left in the bottom draw of a bedside table.
Now this house had been rented furnished for a year to members of the Thai Embassy while the owners were overseas. It was while I was conducting the out going inspection, with the owner, that the item was found. I jokingly asked if they belonged to the owner or if they had been left behind by the tenant. The owner looked embarrassed and said they must have belonged to the tenants. I picked them up along with a small box sitting next to them with the intention of throwing them. After saying good bye to the owner I walked to my car carrying the handcuffs and the small box. I looked at the box and noticed the expiry date of the condoms. Hmmmm they expired before the tenants had moved in so maybe the condoms and handcuffs really belonged to the owner.

BTW I did throw the condoms out but still have the handcuffs 

Ian Fleming • Worst was finding the chard remains of the kitchen units in the fireplace, they were keeping warm by burning the property doors and kitchen units as they had taken out the boiler and sold it to cover their drug habit and they were not even the tenants. He has sub let it out as soon as we had done one of our periodic checks. I am sure if we had not checked again their would have just been a shell of a property.

In one of my houses the tenant left 15 bicycles behind!
God knows where they all come from!
I donated them to charity. It feels good to give to others who don't have the means…

Yvonne Marsden • Most annoying is the blue tak – and my latest batch left a message in q-tips super glued to a chest of drawers. One delightful tenant left meat in a freezer, turned it off and put the heating on full blast. Am still awaiting a nice surprise :)

Best thing I had left was a whole kitchen worth of appliances including microwave, fridge, freezer, crockery everything you need in a kitchen. Items weren't even a year old. Tenant had bought everything new when moved in 10 months earlier and then decided to go and live with his girlfriend who had her own place, so he didn't need it all and was 'too busy' to remove or sell. Ta Muchas :-)

Not really had any major bads just usual dirty ovens and showers. Fingers crossed and touching wood as I write!Laugh

When we bought our house the previous owners tenant left a stolen motorbike in the garage. Police initially not interested!

A tenant CANNOT deny access for the purpose of carrying out emergency works, like repairing flood damage.

By ensuring repairs are carried out you would be providing continuing 'peaceful enjoyment' of the property.

In 12 years of property management that has seen me manage thousands of tenancies it would be easier to list what HADN'T been left behind. 

Most memorable:

1)  6000+ pornographic DVDs and a round bed 

2)  £70,000 in cash and a stack of class A drugs 

3)  An oven removed from kitchen and put in the loft

4)  A single false leg. 

 

And plenty of the usual rubbish / soiled nappies / used condoms etc.   To the extent that now when a property doesn't have any issues I almost feel disappointed.

Tenant Alert Reference SW-DRC-0111

 

The tenant moved into the property in July 2011 and during our quarterly inspections it was obvious the cleanliness of the property was deteriorating. As agents we advised the landlord to issue a Section 21 but the landlord was loathe to do so as she 'needed the rent'.

Recently the landlord decided she needed to move back into the property and we issued a Section 21 on her behalf. The tenant refused our offers of doing an accompanied pre Check-Out Inspection but it came to our attention one day that he was moving his belongings out of the property at which point he gave us the keys and said we would 'need to do something about the rats' as he had found one dead behind his sofa! We immediately alerted the local authority and a pest control man arrived within the hour. Meanwhile whilst the pest control man was at work, the tenant was still moving furniture out and we were trying to check the property and it was evident the carpet was covered in rat faeces and cat faeces. We called the maintenance team who came and disposed of the carpet. The tenant went on his way and that night the landlady moved into the property.

During the evening she put on the cooker to cook something for herself and her son and got an awful rancid smell unlike anything she had ever smelt. On investigation she found a dead mouse under the cooker and rats inside the insulation behind the cooker!!!!! The cooker now lives in the back garden. Yell

My best story about tenants leaving this happend when I took a property back after a group of student nurses about 20 years ago.

 

The house was a pigsty and I decided that I would charge for cleaning (I dont usually do  this with students).  As a result a father wrote to me to tell me that his daughter had been brought up in a clean home and was training to be a nurse so she could not possibly have contributed to the mess in the house. Its was signed by the Reverend x

I had taken photographs and I sent a copy of the photograph taken of the rubbish his daughter had left under the bed.  I took a close up of the medicine bottle with her name on it to show that it was her bed and in the photograph there were around 10 used condoms.  I never heard from him again!

Landlords & Letting Agents, Universal Credit (AKA The non-working wage) is on its way and you will not get your rent direct anymore. You need to protect yourselves from taking one another’s bad tenants as they move about. The only way we can do it is to talk to one another. So.. Please join me now and don’t take my last bad tenant . Furthermore your good tenants also deserve good neighbours..

A tenant who took in a dog, denied they had him and took off leaving rent arrears and left the dog in the house for a wk…

before I let myself in and found him. Poor dog was in a poor condition, the flat was in equally poor condition!
