Rent to Rent Arrears Cover?

Hello, I am starting a rent to rent business and the prospective Landlord we are speaking to wants to have a rent Arrears Cover. Could you confirm how this could work? My intention is to have one single AST per house, reference check each tenant and have a “Standard & Rent Arrears – 12 Months” per house.

The insurance goes against the property and is per AST not per Tenant so from what you describe you would only need the one policy, however the tenants would have to show affordability for the property, have good previous references and a reasonable credit score.
