F.A.I.R – A New Era of transparent referencing

With this new era of transparent and cost effective referencing, gone are the days where a landlord or agent could simply say NO to a tenant with a bad credit history or the days where having a good credit rating indicated a good tenant – with Lifestyle Referencing running alongside the Equifax credit report all factors can now be taken into consideration.

Equifax holds payment history insight into 51 Million individuals in the UK. Couple that with the UK’s largest, busiest and most up-to-date database of tenant behavioural histories and you find the fairest, cheapest and most comprehensive tenant reference on the market, to date.

Both the Government and Shelter think that it is excessive to charge £75+ to reference a tenant who does not meet the correct criteria. LRS understands why agents have to charge fees (admin costs, staff costs, etc) but to determine whether a tenant fits the standards required for tenure at the outset should not be astronomical, and this is why Landlord Referencing has found a cost effective way for landlords, agents and tenants to obtain a fair and honest reference. Which is officially the best price in the market, to date.

With the increasing problem of tenants being left vulnerable to “dodgy landlords” tenants are far from left out of the picture at LRS. Free access is available to advice and tools to build their own lifestyle and/or credit history, via partner portal @TenantCred. Tenants/Guarantors can also request a Notice of Correction (NOC) to their LRS file – but both parties will remain completely anonymous to each other, keeping both identities safe but providing a lot more insight into a tenants previous rental history – F.A.I.R referencing for all.

People always comment on what a fantastic idea it would be to have a register of tenants who have left owing money, damaging property or have been a nuisance to their landlord or neighbours – but that it can never be done because of the data protection act.

Landlord Referencing Services has been doing this legally since April 2010 – the system does not breach the data protection act as LRS does not give out this information (or any tenants details for that matter) and it is safely stored on an inaccessible database. It simply puts a landlord in touch with another landlord if they have a positive match to a tenant within the database – in order to get a fair and honest reference.

At LRS we want to make it clear that our database is not just for bad tenants (although with 20,000+ landlord and agent users it does have a massive capacity of bad tenants within it after nearly 4 years of constant tenant history uploads).

So to encourage our members to upload their applicant tenants onto the LRS system: for every credit report that they take out we add an additional £3 worth of Lifestyle Credits onto their Lifestyle Referencing account at no extra cost.

With lettings fees being clamped down on, through this system applicant tenants will be liable for no more than £15 per application. Letting agents may wish to charge more, say for half an hours worth of their time, but it will still keep costs as low as possible as well as providing an initial / in-depth report on a tenants financial and lifestyle history.

The whole market should be fair for both tenants and landlords and now it can be, at Landlord Referencing Services.
