Can I ask why you only work with agents who are registered with that website?

The reason is because you’re not fully checking references if you don’t contact the landlord but one removed. Think about it. If a landlord wants to get rid of a tenant and is happy for the tenant to leave his/her property, he/she is hardly likely to give a bad reference are they as the potential new landlord wouldn’t touch the prospective tenant with a barge pole.
This referencing service plugs that gap and allows serial bad tenants to be identified quickly and dealt with accordingly. If you aren’t using this service then you aren’t protecting your landlord clients adequately.
