I have uploaded my tenants and hope that no one has to ever suffer what I did again these are nightmare tenants.
The property was a new build with Immaculate decoration and new carpets throughout.
They left the house in a filthy state. Doors had to be replaced, it had to be redecorated throughout and the carpets renewed. the garden was left like a scrap yard with rubbish heaped up everywhere. I did all the work myself to keep the costs down.
Although I legally retained the £675 deposit, this did not go anywhere near covering my Costs.
Because of the persistent arrears, I was paid directly from East Lindsey District Council. Both tenants were on benefits, when the tenants were instructed to leave the premises they duped the council by telling them they had moved to another address weeks before they actually did – in the process, defrauding me of £800.
This was recovered and paid back to me by ELDC who launched a fraud investigation against them; I took them to court over the outstanding costs and also instigated the bailiffs to try to recover some of the debt.
I got nowhere because they had nothing of value and the court cannot legally put an attachment against benefit payments, even though they found in my favour at the court hearing.
I am, therefore, further out of pocket by the court costs incurred, truly tenants from hell!
I just hope that now I am a member of LRS we can stop this madness and stop this sort of behaviour happening to decent people as if it was an exceptable practise in our society, just because we own property and want to make a honest living.

I feel the rights are the tennants as I had a simular case they actually moved out 6th October 2010 left the fencing down and smashed shed smashed itand iside you can imagin toilet insides taken out and tryed to flood it on leaving and toilet not seen bleachand stagment water left in 2nd toilet and windows left shut and black frames not cleaned since them being there 2.5 yrs was on BBC1 November 2 inside out tenanants from hell. They left owing me 15 months of rent and kept from the council 3.000 plus and I worked with the council in order to update them I was unable to get into the house they change locks and if I went near I received letters from their Solicitor I would be done for harrssement, the council have done nothing about paying the rent so, as they stopped claiming deliberately when they could not keep it had 11 months direct from council but they failed to renew the housing benifit and made themselves homeless, and costs they got for nothing legal aid waste of tax money. They were in the wrong not only did Adur Council give them a 2 bedroomed council flat knowing the situation they saved themselves initially rent of 12 months. I got baliffs involved and gave addresess for corespondence and cost me thousands and I have tryed to get their forwarding address and due to data protection I am not allowed it but they can live comfortably and get their rent paid and I was went to court 5 times different person there each time and they still stayed there after a possession order section 21 and more costs I would like everyone if you can to look this story up inside out theresa story November 2010 and coment justice for the criminal not the landlords again

So upsetting when we hear of tenants that have acted in this way.
Get an independent, un-bias inventory report in place and you can rest assured that disputes can always be won in the case of tenants damaging your properties.
